Irving Napert was born in Berlin, New Hampshire in 1949 and grew up in Portsmouth, New Hampshire and North Stonington, Connecticut. He attended WesternConnecticutCollege before graduating with a degree in Life Sciences from MitchellCollege in New London, Connecticut, where he was subsequently asked to serve on the Board of Directors in 1988.
Mr. Napert’s background is in real estate development, construction, property management and telecommunications. Since 1972, he has been involved in every facet of the real estate industry from planning, designing, estimating and financing to the building of numerous residential, commercial and industrial projects. After college graduation, Mr. Napert worked for several years for builders in the northeast and, by age 24, had been named director of construction for a major New York builder with over $100 million in construction projects.
In 1978, Mr. Napert formed his own residential building company, which was one of the first energy-efficient builders in New England. By 1990, the company had grown to a $60 million/year firm building and developing residential, commercial and hotel properties throughout the northeast and eastern United States. In 1984, he was honored as “Builder of the Year” by the Southeastern Connecticut Builders Association, for which he had also served as president. In 1985, he was selected as “Developer of the Year” by Choice Hotels (formerly Quality Inns International).
During the period between 1978-‘85, Mr. Napert also formed the Napert Realty Management Company to manage the hotels, shopping centers and office buildings that had been developed and built by the Napert companies. NRMC also managed properties for other owners along the East Coast from Maine to Florida and west to Oklahoma. By 1990, NRMC had grown to over $250 million in assets under management, which included 16 hotels developed or managed by Napert Properties.
In 1992, Mr. Napert relocated to Dallas, Texas, and since then has served as a real estate consultant to numerous companies. In the years 1992 through late 1994, Mr. Napert consulted to the Retirement Corporation of America and assisted in the turnaround of retirement properties in Texas, Florida and Georgia. From late 1994 through 1996, Mr. Napert was employed to turn around Konover Hotels of West Hartford, Connecticut. During that time the Konover Hotel division, which consisted of nine hotels, changed direction from losing $2 million per year to earning $2 million annually.
In the fall of 1996, he approached Denton Electric Cooperative in Denton, Texas to expand its services to become an infrastructure-based bundled utility provider. Mr. Napert personally arranged for contracting services between developers and utility companies for more than 10,000 building lots, more than 20 million square feet of office space and commercial retail space, and more than 20,000 acres of raw land for future utility usage. Before being dismantled due to deregulation, CoServ Utilities had grown into an almost $1 billion entity. Mr. Napert is well versed on electric and telecommunication deregulation issues and new methodologies.
In 1997, Mr. Napert formed Futura Enterprises, Inc., a corporation whose purpose is to provide consulting and development services to the real estate industry. In August, 2004, through Futura Enterprises, Inc., Mr. Napert rejoined with the Retirement Corporation of America to develop mature lifestyle condominiums in southwest Fort Worth. The multi-million dollar project, called River Bend Villas (www.riverbendvillas.com), is now completed.
Due to the economic downturn of 2008 Mr. Napert repositioned Futura Enterprises, Inc. to be the go to company for building repairs, remodeling, roofing, insurance claim management, forensic building evaluations and general construction services.
He has received many awards and recognition for his civic involvement; he recently served on the Board of Directors of TexExchange in Dallas and is currently a member of the affordable housing subcommittee for Downtown Fort Worth, Inc.
